Founding members (Elite)

Early supporters can sometimes lock in Elite at a founding monthly rate while a limited number of places remain (for example the first twenty successful Elite checkouts at the price shown on Subscribe). Once those places are gone, Elite bills at the standard rate shown at checkout.

Fresh Gems — Not Recycled Leads

We want you to trust what you are seeing. Gems are drawn from recent council register ingests for your areas — not recycled opportunity lists, not months-old exports, and not “used” leads passed between brokers. Decided and refused applications are typically removed from our database after about 7 days so feeds stay current; pre-decision pipeline items remain until the council publishes an outcome or they age out under the same rules. The same public application may appear for more than one subscriber because it is on the official register for all to see — we are transparent about that, and we do not dress up stale data as fresh exclusives.

Priority Alerts & Daily Refresh

Your feed is kept current with a daily ingest — main council scrape, pending-application pipelines, then pending→outcome reconciliation. We do not rely on a once-a-week spreadsheet dump.

On Command Center, priority alerts surface when a lead you are watching changes on the register. Favourite a pre-decision gem you want to follow; when the council publishes granted or refused, we reconcile that application on the next daily pass and raise an alert so the same gem appears under Priority gems for fast action in War Room. Elite subscribers can also enable high-score gem notifications in Profile.
